Plans are in the works to transform a surface parking lot at the head of Philadelphia's Avenue of the Arts into a retail and apartment complex.

Lincoln Square is proposed for the northwest corner of Broad and Washington Streets in the city's Graduate Hospital neighborhood.

The project features 310 apartments on top of six retail locations in a U-shaped building standing several stories tall, according to a brochure for the development. The building wraps around a parking deck featuring 95 spots. Two additional retail spots are planned in the former Broad & Prime St. train shed along Carpenter Street. All told, more than 71,000 square feet of retail is sketched out.

The site is part of a pair of lots in a highly visible section of Center City.

A vacant lot across the street, on the northeast corner, played host to Cirque du Soleil and other temporary events, but never found a permanent development until recently. Now, a pair of much taller residential towers and a shopping center is proposed on the block by developer Bart Blatstein.

Metro Commercial Real Estate, Lincoln Square's retail broker, lists a summer 2017 estimated competition date.

Three people are in custody after they allegedly robbed a mother and her son during a home invasion in Marple Township, Delaware County Monday afternoon.

Four men burst through the front door of a home on the 2600 block of Old Cedar Grove Road shortly after 1 p.m. after a 17-year-old boy who lived inside the house opened the door, police said.

The suspects asked the boy and his mother, who is in her 40s, where the safe was, according to police. Investigators say the family owns a bar in Upper Darby and believe they were targeted. The suspects pistol-whipped the teen and then tied him and his mother up. They then stole money and jewelry from the home before fleeing the scene, police said.

The mother was able to break free and call 911. Responding police officers spotted the suspects in their vehicle and pursued. After police stopped the car, the suspects allegedly fled on foot. Police were able to catch three of the four suspects and recovered the money, jewelry as well as a gun.

Police are still searching for the fourth suspect. They have not yet released a detailed description of him.

A man was arrested after police say he fired shots at two males and then barricaded himself inside a Philadelphia home.

Two males were walking on Mitchell Street and Monastery Avenue in Roxborough around 11 p.m. Monday when a 39-year-old male came out of a home and began shooting at them with a rifle.

One of the pedestrians pulled out his legally registered gun and returned fire at the suspect. The suspect then ran back inside the home and barricaded himself inside.

Police were called to the scene and they were able to place the suspect under arrest after a short standoff.

In addition to finding a rifle inside the home, police say they also found three children under the age of five inside. They were not harmed.

Police also took three adults, who were found hiding in the basement, in custody.

The suspect and the individuals he fired at are being interviewed by detectives.

No one was struck by any of the bullets.

It was not immediately known why the suspect fired at the victims in the first place.
